Roopt松本中央
長野県松本市中心部に位置する空き家を一棟貸しの宿泊施設に改修したもの。全国で空き家活用を事業化する空き家ベンチャー「巻組」が日本郵政と連携することで可能性のある空き家を見出し、他拠点居住サービス「Roopt」として再生させた。スタジオフッドでは空き家の調査から参加し、プロジェクトの実現可能性を専門家的検知から判断することから本事業に参入している。相続により実家を取得したものの遠く離れたところに暮らすオーナーが、帰省時に家族や親族と使いながらも、使わない常時は一棟貸しの宿泊施設として機能するように計画されている。
敷地が位置する路地のなかには住まいとお店が混在し、個々の建物が街並みのなかに表情をつくっている。そんな街並みに参入するように玄関と一体となった「コモンルーム」を通りに面して設け、宿でありながらも開かれたコモンルームをもつことで、松本の街並みに溶け込みながらもここで暮らす人の日常を感じとることができる。コモンルームはまちとの接点であり、暮らしのレセプションとなる。まちの情報を得たり、様々な交流に対応しながらもまちへと意識をつなげ、街全体をくらしの一部ととらえるための装置としてはたらく。通りから奥にいくほどプライバシーが高まるリビングにも通じている。
A vacant house located in the center of Matsumoto City, Nagano Prefecture, was renovated into an accommodation. Makigumi, a vacant house venture that commercializes the use of vacant houses nationwide, found a vacant house with potential by collaborating with Japan Post, and revitalized it as “Roopt,” a service for living at other locations. Studio-hood entered this project by participating from the survey of vacant houses to determine the feasibility of the project from an expert detection. The owners, who acquired the family home through inheritance but live far away from it, plan to use it with family and relatives when they return home, but also to function as a one-building rental accommodation when not in use at all times.
In the alley where the site is located, houses and stores are intermingled, and each building creates its own expression in the townscape. The “common room” is integrated with the entrance facing the street, and the openness of the common room, despite being an inn, allows the residents to feel the daily life of the people living here while blending into the Matsumoto cityscape. The common room is a point of contact with the town and a reception for daily life. While obtaining information about the town and responding to various interactions, it also acts as a device to connect one’s awareness to the town and to see the entire town as a part of one’s life. It also leads to the living room, where privacy increases as one moves back from the street.
